	I was over extended in credit and purchased a vacation home in an exotic place. VERY Expensive. Good buy--under the value of the property. 3.5 million doller loan. I found Jan through this web site while trying to think about how I could sell my Topeka home (450,000.00) and get my whole family moved to this 'vacation' home along with my business. Bottom line, if you are OVER EXTENDED and do not know what to do,--Better call Jan. She can and will help. She is a small office, but works harder for her clients than anyone I know. Did I tell you I myself work in finances? I stll fell into more than lean times. Her hard work and dedication turned my life around, saved me my family and my job. Oh, nine months lattter ( I can be hard headed and think I know better sometimes) I ended up doing exactly what she said in the beginning! My life is now less complicated and I am no longer driven in that way. Now I concentrate on the family and job I almost lost and the rest I get from not doing all the things I used to do. 	We had inherited a home ( to two brothers and a sister) from our parents. We needed all the money we could get from it. Jan helped us Market our home in Topeka and we were able to sell it for more than we thought and did not have to pay a realtor fee for it either. We are very happy and would recomend you try it yourself. It was little bother to us to show our house to people.

	We had moved to another city for employnent reasons and kept our newly decorated home in Topeka since we thought we would only be gone a year. That year turned into almost three. We found this site and Jan helped us advertise our home and we sold it for more than the realtor we had spoken with said it was worth. Was she ever wrong! We had our neighbors show it for us. Jan took the pictures and placed all the signs. She attended Open Houses my neighbors set up and spoke with EVERYONE WE REFERRED TO HER FOR A LOAN. GOT CREDIT REPORTS AND EVERYTHING! She financed the one who purchased our home with a loan they did not have to pay down anything on! It was wonderful. She made our experience one good thing to remember. We will get our loan from her if and when we come back to Topeka or even if we end up having to stay here. We are truely blessed to know this woman and her kindness and great business sense. 	WE lived in a Topeka City rental home for over 7 years paying over 700 a month. We never had a bank account. We paid by money order and took it to the office every month. We bought our furniture and appliances from a rental company. No body told us we could get a house. We never tought we could. We had a shooting across the street and I began to cry ou to God. He had to help us. I was already raising my grandkids and was sick myself and my husband too. We saw a slip of paper when we went to wash our clothes. We called up Jan and went to see. To make a long story short we are in our first hoem at age 72 and 68. We broke the the thing that kept our family held back. Now my daughter has a homne and my son is about to have one to. They were raised up in house that were coming apart that we had to pay way too much for just because nobaody ever believed we could. Our lives are changer. My daughter has a wonder full time job as a nurse assit. She learned to believe in herself when we finally found someone to tell us we could have a bank account and showed us how to do that, We learned so much i cant tell you. Just believe. If you cant find somebody to do it for you until you can.It will change your life. Going back and forth to see her we met people that made more money in a month thn we had ever seen in our whole lifes., but she took time for us. A lot of time and still does. We are all the same--rich and poor. Jan will tell you so too. We all deserve a home. You do to.
