This is a brokerage listing and is available only for properties within the state of Missouri. Once you are listed with a broker, no other broker should solicit your listing. This is officially an "Open Listing" (* for more information see below).

This type of listing is the first step of working with a broker. Our job as a broker is to make you aware of the steps that the transaction will go through from marketing to contract to closing.

We will provide you a sample of the sales contract and tools on how to market directly to buyers, using this contract.

We will then move to the sideline, available to help both you and the buyer as a neutral third party go from a verbal agreement to a contract, and at the same time, give you both a "roadmap" to get to closing, including a warning of where the "potholes in the road" will be.

We can best be thought of as a "referee" - we'll explain the rules of the game and make sure that both parties play by the rules. Because neither you (the seller) nor the buyer become our client [according to the state's guidelines - the transaction is our client], it is expected that buyers will be comfortable in the arrangement, which is why it is so successful!

Our brokerage fee for acting as a transaction broker for a sales contract is 0.5% of the sales price (with a $700 minimum - and a maximum of $2,100). For properties selling below or up to a $140,000 sales price the fee is $700, and for properties selling at or above $420,000 the fee tops off at $2,100.

*An "Open Listng" is merely an advertising / marketing agreement. The MLS (Multi-List Service) will not accept Open Listings, because the seller is not obligated to use any broker, and also since multiple brokers can have Open Listing agreements on the same property. Within the metro area, Open Listings do not commonly occur, as brokers prefer the "Exclusive Listings" that guarantee their commissions.

Our role is to provide the full due diligence to get the property on the market and to educate the seller as to what to expect from agents ("how to swim with the sharks") and some fundamentals of marketing the property to buyers who are not working with agents. This is done at the property, when all contracts for the listing are explained and signed.

We then go back to our office, enter the listing onto the MLS and fax the printout over to your fax.

From that point forward, you become your own listing agent with the right to compete for the commission you are offering in the MLS. Find your own buyer and pay yourself the commissionyou are offering to the buyer's agent in the MLS! We will act as a transaction broker for the sales contract for a brokerage fee of only 0.5% of the sales price (with a $700 minimum - and a maximum of $2,100).
