What is the FSBO seller looking for?




Answer: The Dream Buyer!




If you look this up in webster's Dictionary, you probably won't find it - but here is our definition of the dream buyer:


  1. A Buyer who is ready, willing and able.

    • Either no financing contingency or pre-approved for the loan.

    • Wanting the property strongly enough to make a fair market offer

    • Being realistic enough to note that Buyers cannot get substantial discounts for cash offers (all Sellers get cash at closing) or being pre-approved for their loan (the market is such that a buyer who isn't pre-approved for a mortgage loan is at a noticeable disadvantage.)

    • Having the grace to recognize that there might be some competition from other Buyers for the property and not make a "lowball" offer.

    • Having enough market knowledge to know what a fair market value for the property is.

    • Being in a position to close fairly quickly or at a pace that works for the Seller's situation.

    • Has no other contingencies, such as having to sell their existing home first in order to buy the FSBO.

  2. A Buyer who knows what to do.

    • Very often, the FSBO is uncertain of the process and would appreciate the Buyer that understands the process or has access to someone who can assist.

  3. A Buyer who is unafraid to go forward.

  4. A Buyer who will bring the Seller a contract offer.
    • As opposed to having to make the Buyer want to write an offer.

Our dilemma is we're supposed to be helping FSBO sellers be successful - and the easiest way for us to concentrate on that is for us to tell you as a Buyer to go get an agent, a Buyer's Agent to work with you. But that means that you are tied to an agent and the FSBO Seller is tied to a commission.


Complicating the issue is that unless you as a Buyer are bound and determined to buy a FSBO, you might as well have a Buyer's Agent to represent you - as it doesn't cost you anything in the listed portion of the marketplace, where the majority of homes for sale are to be found.
