Go out and start looking at FSBO homes. If you like one ask the seller questions such as:
- Would they be willing to pay an agent a commission?
- Would they be willing to cooperate with property disclosures?
- Would they be willing to use the contract used by Realtors® and accepted by the local bar association?
- Are they familiar with all the steps to the escrow process and willing to work directly with you to make sure the deal closes?
- Are they willing to give you some incentive to work directly with them and save on commission?
Here's how you can get your money back!
We offer a brokerage service called Transaction Brokerage. Our role is a neutral third-party that helps both the buyer and seller have a smooth transaction (the transaction itself is actually our client!)
- If you can get the seller to agree to utilize this service, and;
- The seller agrees to pay our fee ($200 + 0.5% of the purchase price, with a minimum of $900 total - a property selling up to $140,000) - - -
Alternatively, you can negotiate your $200 investment into a seller incentive and either party can pay our fee. As an example, if you are looking to buy a $200,000 property, our brokerage fee would total $1,200. Knowing that in advance, you can assume our fee into your closing costs, negotiate the seller into paying your closing costs (roughly $5,000 including the brokerage fee) and have the seller credit you $5,000 at closing and we will still credit you $200 at closing.
