REAL ESTATE SALES CONTRACTS


Your sales contract is a legal and binding document.  If the Contract is properly prepared, your closing will go smoothly and both the Buyer and Seller will be happy and feel good about the transaction.  The Contract must contain all of the agreements between the Seller and the Buyer. Local custom generally directs how real estate closings are handled. In KS and MO  closings are handled by a title company while other states may have the custom of using a real estate attorney to handle the closing.

 

Shop Title companies for the best deal!

Before you sell:
Select a title company. Know what title you'll be using as a seller. It is up to you as the seller to pick your own title company... not the buyer! Plus, the earnest money check youget from your buyer should be made payable to the title company that you've selected.

Shop several for service and price. Ask for quotes on title insurance rates, closing costs and be sure to ask them what they charge beyond closing and insurance. Most charge private sellers (FSBOs) excessively high fees and grossly high "junk" fees. Most title companies in KS and MO cater to the needs of real estate agents, not buyers and sellers.
