By Owner MLS - This unique Multiple Lsting Service (MLS) program is unlike anything in the West Michigan area.  This program provides you with MLS exposure and the Lowest Commission available anywhere in the West Michigan area.  Here how this program works:

• If Your Home is Sold Through the MLS - You would pay a flat fee to For Sale By Owner Realty (FSBO) of $399.00 regardless of your sales price PLUS a 2.5% - 3% commission to the cooperating MLS real estate broker.    This option could save you thousands of dollars compared to listing your home with a traditional real estate company charging a 6 or 7% commission.

• If Your Home is Sold For Sale By Owner - No additional commission is owed and you save thousands.  The $399.00 fee to FSBO is paid upfront and in Non-Refundable.  FSBO will provide you with the forms needed to complete your sale and will review the completed paperwork and direct you to a Closing Company to complete your sale.

The Fine Print

This program requires additional forms to be completed and signed in order to be listed on the various Multiple Listing Service areas.  A licensed real estate salesperson will contact  you to arrange for the completion of these forms.  Once listed on the MLS, you cannot list your property with any other real estate company until the MLS contract with For Sale By Owner Realty has expired or been terminated.  The By Owner fee of $499 is paid at the time of listing and  is non-refundable once the proprety is listed on the Internet site - NO EXCEPTIONS!
