This house was built in the 1920's, built to last. All plumbing, wiring, full insulation, septic, house well, and basement drainage have been updated within the last 10 years. 2 wells which both yield excellent water for drinking, cooking and washing.

The improvements I've made reflect my own desire for efficiency and flexibility. I currently use my wood stove to both heat the house, and to heat my water in the winter, using a solar collector to heat water in summertime. As a backup, or flexible alternative, there is an older but fully functioning forced air propane furnace with conventional thermostat control, and off-peak electric baseboard heat. - Trees. Plenty of firewood, growing faster than you will burn.
- Plentiful deer and other meat animals in your own woods.
- The open knoll is an ideal location for a wind generator, if you would want to get off the grid now.

It all sits on 10 acres of land, about 6 or 7 acres of which are wooded. There is a small swampy area, and an intermittent creek. A wonderful place for kids to catch frogs, explore the woods, etc. Nearby fishing, hunting, trapping, an outdoorsman's paradise.

Pattison State Park is about 5 miles away, with a spectacular waterfall. Many other parks and lakes within a short distance, plus the sights of Duluth-Superior, the North Shore of Lake Superior, Apostles' Islands, etc.
